Barley|Pfeiffer Residential Design Process

Programming/Schematic Design (SD) Phase: We begin by analyzing your site, utilizing professional topographical and tree surveys, while reviewing your Programming Guide to align our design with your specific aspirations, expectations, and budget.

Design Development (DD): Here we transition from broad concepts to technical precision. We start by implementing revisions from the Schematic Design phase, incorporating feedback from the preliminary builder estimate, and introducing you to your dedicated Project Manager.

Construction Documents Phase One (CD l): Now we transition from design concepts to technical execution. This phase is dedicated to refining the architectural and site plans while responding to the builder's revised cost estimate to ensure the project remains on budget.

Construction Documents Phase Two (CD ll): This stage includes revised interior elevations and fully coordinated mechanical, electrical, and plumbing layouts. We resolve the final construction details necessary for permitting and building, such as the structural engineer’s foundation plans and framing layouts for floors, ceilings, and the roof. If included in your contract, the project manual, specifications, and energy analysis are also finalized and presented.

Bidding/Construction Administration (CA) Phase: We assist with builder bids, clarify technical documents, and review shop drawings. During construction, we conduct jobsite visits to ensure quality, manage revisions, and provide expert guidance to you and your team.
