Barley|Pfeiffer Commercial Design Process
- Programming/Schematic Design (SD) Phase: Here we focus on understanding your goals, budget, and site conditions while developing initial concepts that show how the project relates to its environment and how spaces connect to one another. During this stage, we perform preliminary site analysis and create early floor plans and elevations, while encouraging early builder involvement to help inform initial cost estimates.
- Design Development (DD): Moving forward, we build upon the approved schematic design by integrating initial builder insights and introducing your Project Manager. While drafting comprehensive 1/4" scale drawings, we finalize room sizes, fenestration, and exterior finishes, alongside sustainable energy strategies and early interior concepts.
- Construction Documents Phase One (CD l): This advances your plans and site design by integrating structural, septic, water, and energy systems while addressing any necessary cost adjustments. This stage focuses on developing comprehensive interior elevations and MEP (mechanical, electrical, and plumbing) plans.
- Construction Documents Phase Two (CD ll): Finalizes the full set of drawings and specifications, incorporating revised interior elevations, mechanical, electrical, and plumbing plans. During this stage, structural details such as foundation and framing are completed, and the project manual and energy analysis are updated and presented to prepare the project for bidding and construction.
- Bidding/Construction Administration (CA) Phase: We bridge the gap between paper and reality. We begin by assisting you in the evaluation of the builder’s proposed estimates or bids, providing necessary clarifications to ensure the project’s scope is fully understood.
